At Rendall & Rittner we aim to offer complete transparency to leaseholders and residents over service charges, as well as value for money.
The service charge covers the cost of running and upkeep of a development, including general maintenance, cleaning of communal spaces, repairs and buildings insurance. It also covers mechanical and electrical servicing and utilities for example lighting of shared areas and operating lifts, as well as the running of any residents’ facilities, such as a gym. We strive to achieve the best value possible through our bulk purchasing initiatives, which helps keep service charges down.
All our developments are staffed by highly professional on-site teams, which may include a concierge, night security, maintenance and cleaning personnel. Any service charge will cover the costs of staffing this team, and ensuring they are trained to offer the highest standards of service and deal with any issues quickly and effectively. We also include an out-of-hours emergency support service, operated by an external partner. Every development is regularly inspected by the property manager to ensure policies are being adhered to and standards maintained.
We also know that a vital part of delivering a smooth service is having a user-friendly service charge accounting system. The R&R Online portal is a single place where clients can access all of the information about a development. Used in tandem with our property management system, this gives bespoke real time reporting of service charge accounts where leaseholders can make payments online.
