What is Residents Property Management?
Residents property management refers to the day-to-day running of residential developments. It covers every aspect of keeping properties safe, compliant and enjoyable to live in.
This includes looking after communal areas, organising repairs, managing service charges, ensuring health and safety and communication with residents. Done well, it protects the value of each property, whilst supporting and enhancing the community that lives there.
At Rendall & Rittner, we take a complete view of Property Management. That means financial transparency, expert compliance, effective maintenance and responsive customer service all working together.
Our aim is to give clients confidence and residents peace of mind. With us, directors and property owners can rely on consistent standards, professional advice and clear accountability. Our accreditations and Regulated by RICS status are testament to that.

Core property management services
Our role in property management goes far beyond the basics. We provide a complete set of services that ensure developments are safe, welcoming and compliant. Every client benefits from clear reporting, reliable systems and dedicated, specialist teams who understand the unique needs of their property.
Block and estate management
Each development is assigned a dedicated property manager who attends meetings, carries out monthly inspections and oversees day-to-day operations. Our approved contractor scheme guarantees qualified, insured suppliers, whilst planned maintenance and capital expenditure planning help avoid unexpected costs.
Operations and community engagement
Our field-based Operations team ensures on-site staff are supported and consistent service is delivered. They carry out audits, health checks and provide hands-on coaching. A Community Engagement Manager with support from the Operations team organises events that strengthen resident connections.
Financial management
Sound financial control is central to good property management. As an RICS-regulated firm, we offer full compliance and protection. Client accounts are ring-fenced and reconciled daily, supported by the RICS Client Monies Protection scheme. We deliver bespoke reports, manage arrears with dedicated credit controllers and provide service charge transparency.

FAQs
What’s the difference between an RMC and RTM?
A Resident Management Company (RMC) is usually created by a developer to take responsibility for managing a building or estate giving residents greater control. A Right To Manage (RTM) company, by contrast, is formed by leaseholders who want to take control of the management. Both can require the expert support of a managing agent to meet legal, health and safety and financial duties.
What does a managing agent do?
A managing agent oversees the smooth running of residential developments on behalf of clients. This includes arranging maintenance, ensuring compliance with health and safety laws, collecting service charges, setting budgets and handling resident queries. By taking on these responsibilities, managing agents reduce the workload and ensure compliance for RMC and RTM directors.
How do you ensure service charge transparency?
We oversee the smooth running of residential developments on behalf of our clients. This includes arranging maintenance, ensuring compliance with health and safety laws, collecting service charges, setting budgets and handling resident queries. By taking on these responsibilities, managing agents reduce the workload of, and ensure compliance for, RMC and RTM directors.
How do you support compliance with the Building Safety Act?
Our dedicated building safety, fire safety remediation and technical support teams help clients understand and meet their obligations. We provide support with safety cases, golden thread records, fire door inspections and resident engagement strategies. This ensures developments meet the latest regulatory standards whilst protecting directors from compliance liabilities.
How does your MyPlace and R&R Online portals help residents?
They give residents a central hub for updates, key documents and service requests. They allow them to track progress of development news, view service charge information and key documents, and choose how they receive notifications. The platforms improve communication and provide peace of mind by keeping everything in one place which is accessible wherever residents are.
What protections exist for client money?
We protect client monies via several measures. Accounts are ring-fenced from R&R's accounts, reconciled daily and covered by the RICS Client Monies Protection scheme. These safeguards ensure that funds are managed responsibly and remain fully protected at all times.
How do you manage contractors and procurement?
We use national frameworks and local procurement to secure the best value. All contractors are vetted for quality, safety and compliance and their performance is monitored regularly. This process ensures clients receive competitive rates without compromising on standards.
Do you provide Company Secretarial services?
Yes. We can act as Company Secretary for RMCs and RTMs, providing a registered office and handling statutory filings. Our in-house specialists also advise on governance matters, supporting directors to meet their legal responsibilities with confidence.
Can you manage large mixed-use developments with amenities?
Yes. We have extensive experience managing large, complex developments with a broad range of facilities such as gyms, swimming pools, spas, gardens and commercial spaces. Our on-site teams and support systems ensure that every part of a mixed-use scheme is managed to the same high standard.
How quickly can you onboard a new development?
Onboarding times depend on the size and complexity of the development. However, our Mobilisation team follows a structured process to ensure a smooth transition. From the first meeting, we focus on minimising disruption and providing clear communication to clients and residents.
