Financial management
Working with us, you can have complete peace of mind that your funds are protected.
Being regulated by RICS guarantees our full financial compliance. We offer bespoke financial reporting and accounts delivered in accordance with legislation and RICS Codes of Practice, as well as our online portal.
Client bank accounts are ring fenced and reconciled daily, and you can benefit from the RICS Client Monies Protection scheme ensuring your monies are protected.
For our RMC and RTM clients we also offer a dedicated credit controller with responsibility for debtors and arrears collection.
Health and safety
The health and safety of everyone involved in our business is a key consideration in all that we do.
Our policies and processes, governance and rigorous training are enabling us to make continual performance improvements, ensuring we remain a leader in health and safety within our sector.

- The Group’s Health and Safety Management System is accredited to ISO45001:2018
- We have received a ROSPA Gold Award or higher annually since 2017, including our highest ever accolade of a Sector Award in 2023.
Our Health and Safety department includes dedicated Building Safety, Fire Safety Remediation and Technical Support teams. They oversee safety for all our sites, providing support and advice for on-site team members, property managers and RMC and RTM Directors.
This includes assisting our clients to understand the requirements of the Building Safety Act (BSA) and ensuring compliance with it. Our BSA services assist Principal Accountable Persons to discharge their duties in a wide variety of areas including Golden Thread, Safety Cases, Fire Door Inspections, Resident Engagement Strategies and Mandatory Occurrence Reporting.
Resident communication
Good communication is essential to successful block property management.
Our online portal is included in our management fee. Via it we provide regular news updates for residents and it gives them one single, easy access point for comprehensive information about their development including all the important documents they need.
Our property management teams are highly accessible to residents through a combination of in-person surgeries, residents meetings and on-site inspections, the frequency of which are agreed with you, together with telephone and email. In addition residents have access to our out of hours emergency service.
Company Secretarial
One of our key Resident Management Company services is where we act as your Company Secretary and registered office if required. We have a specialist in-house team who deliver a broad range of Company Secretarial services to our RTM property management and RMC clients.
From time to time, the need may arise where you need additional specialist advice and support regarding company related matters. In such circumstances, we can offer you the services of a specialist to provide advice and, when required, attend meetings.

These are enabling us to improve communications with our clients and customers and ensure health and safety compliance.

Our Customer Engagement system is designed to enable us to respond more quickly to our customers as it logs all emails and telephone calls to the relevant property management team in one place.
QUOODA® is a comprehensive software platform that handles all our risk, compliance, and safety management needs to ensure we stay ahead every day, across every building we manage.
An added benefit for our clients is that we can provide reporting information using these key systems. For example, with MyPlace this is enabling us to work with each client to tailor ongoing messages and make sure that property owners are kept fully informed.

As a client of ours you can take advantage of our bespoke residential property insurance which will ensure our RMC and RTM clients' diverse range of assets are fully protected.

As a Director of a management company you have certain responsibilities and duties for which you can be held personally accountable. The specialist Directors & Officers insurance policy we facilitate provides you with the necessary protection at a competitive premium rate.
Procurement
We leverage the scale of our portfolio to implement bulk procurement initiatives for the benefit of our RTM Management Company clients and RMCs too.
Our industry leading procurement programme has resulted in lower costs and better levels of service in areas including utilities, M&E services, insurance and lifts.
Contractor management
We ensure best value and manage supplier performance through the use of both local and national procurement strategies, with national frameworks managed by our Procurement team providing preferential rates and terms for our clients.
Key considerations nationally and locally include pricing, experience, performance, account management, quality, Health & Safety, and ESG factors.
For local purchasing, at least three quotes are obtained by our Property teams to ensure value for money.
Supplier performance is actively monitored and managed to meet quality, cost, and delivery expectations.
- Poor performance is addressed by identifying root causes and working with suppliers to improve, as this is typically more cost-effective than replacement.
- Clear targets and regular meetings are part of this process, with performance audits conducted as needed.
- If improvements are not achieved, suppliers are replaced through a planned transition.

West Cliff Mansions, Bournemouth
44 apartments in a new development that was built by the Bournemouth Development Company, a joint venture between BCP Council and Muse Developments (part of Morgan Sindell). We have working with the RMC and its Directors since the development was first occupied in 2022.
Full property management services
Leftbank, Manchester
Leftbank features 391 riverside homes with 2 floors of associated car parking in the renowned Spinningfields central business district of Manchester. We have facilitated a façade remediation funded by the developer. We are appointed by the Resident Management Company and manage a team of on-site staff including concierges and cleaners.

Lantern, London SE1
We have been managing the Lantern on behalf of the RTM Company since 2016. It features 16 private apartments in two interlinked buildings with a ground floor commercial unit. We manage the homes and commercial space to the RTM Company’s specific requirements.
We have overseen structural surveys and remediation planning to rectify defective roof membranes and penthouse glazing inherited from the original construction.
We have provided Fire Risk Assessments and associated reports and remediations.
Supported longer-term projects and planning, for upgrades to large infrastructural instalments such as the car lift.

Nine Albert Embankment, London
Nine Albert Embankment is a collection of 238 apartments in three blocks located in prime central London, with views across the River Thames. The development is mixed-use with 98 affordable and shared ownership apartments and 13 commercial units on the ground and first floors.
There are 24-hour concierge and full estate management and cleaning teams. We employ a team of nine highly trained staff on site to provide first class service to this prestigious development and its residents.
We have managed it since appointment by the Right to Manage Company in 2010.

The School Yard, Harborne, Birmingham
The award-winning mixed-use redevelopment of School Yard converted the dilapidated grade II listed former school into restaurants, coffee shops and a food school for community use.
A new contemporary four storey apartment building was created featuring 13, 1 to 3 bedroom apartments fronting onto the large public courtyard.
From full compliance to resident support, our team ensures high standards, service charge transparency and lasting value.
