Health and safety: why consistency matters more than any single year

For the directors of a residential management company, health and safety is one of those responsibilities that rarely announces itself – until something goes wrong. Fire safety, water hygiene, lifts, communal electrics, contractor management: the obligations sit quietly in the background of day-to-day building life. But the accountability for them sits squarely with the board. 

In an era of tightening regulation – the Building Safety Act chief among it – that accountability has only grown. For many RMC directors, health and safety is the area that carries the most personal responsibility and the least day-to-day visibility. It's easy to assume it's being handled; far harder to know that it consistently is. 

That's why we think about health and safety the way we do – not as a box-ticking exercise renewed once a year, but as something maintained consistently, building by building, year after year. 

It's an approach that has been independently recognised at the highest level. We hold the RoSPA President's Award, presented for sustained achievement of consecutive RoSPA Gold awards – in our case, ten consecutive years of Gold or higher. Alongside it, we have been awarded the British Safety Council's 5-star rating, achieved through a rigorous independent audit of our health and safety management systems. Both point to the same thing: not a single strong year, but robust safety systems, effective risk control and consistently low levels of harm sustained over time. For us, that consistency is the point. A single good audit tells you little. A decade of them tells you how an organisation actually works. 

What does that mean for the buildings we manage? In practice: 

  • Robust contractor vetting and management process.
  • Structured risk assessment cycle to cover both building safety, individual staff tasks and contractor works.
  • The provision of ongoing H&S Training to ensure competent and capable staff.
  • Thought leadership and industry influence – not just a compliant operator but contributing evidence to external bodies and sharing lessons learned. 

For an RMC board, the value of an experienced managing agent isn't only in the visible, day-to-day work. It's the confidence that the less visible responsibilities – the ones that carry the most risk – are being handled diligently and consistently, so they never become the board's problem. 

Health and safety done well is quiet. It's the absence of incidents, the audit that passes, the risk spotted before it becomes a claim. It rarely makes headlines – but for the leaseholders living in a building, and the directors accountable for it, it's one of the most important things a managing agent does.
